1. What we do

We provide property maintenance services across Greater Orlando — repairs, unit turns, punch-list work, installations, and upkeep for homes, rental properties, communities, and businesses. Work requiring a licensed trade is performed by or referred to our licensed partners. Our field technicians are background-checked, and we carry insurance; certificates of insurance are available to business accounts on request.

2. Requests, estimates & pricing

• Submitting a request on this website is not a confirmed appointment. We confirm your time window by call or text before anything is scheduled.
• Prices shown on the site are typical flat rates for standard scope. Your final price is the flat price you approve — for on-site work, before any work begins. If the scope turns out different than described, we’ll re-quote before continuing.
• Any trip or assessment charge is disclosed before we come out — never as a surprise on the invoice.

3. Scheduling & cancellations

We schedule in arrival windows, confirmed by call or text. Life happens — if you need to reschedule or cancel, please tell us as early as you can, and we’ll extend you the same courtesy. Repeated no-shows at a confirmed window may incur a trip charge.

4. Payment

For residential work, payment is due when the job is completed and you’ve approved the result. Business and institutional accounts pay per their written account agreement (for example, consolidated monthly invoicing on Net-30 terms). Unpaid invoices may pause further work on the account.

5. Our workmanship guarantee

We stand behind our work: if something we did isn’t done right, tell us and we’ll come back and make it right at no charge. This guarantee covers our workmanship — it does not cover manufacturer defects in materials or fixtures, damage caused by others, normal wear, or issues unrelated to the work we performed. It is a promise about the quality of our labor, not an insurance product, service warranty, or maintenance contract regulated under Florida insurance law.

6. Memberships & plans

Membership and care plans (like HostCare) provide scheduled visits, priority scheduling, and member pricing as described on their pages. They are service plans, not insurance and not a warranty — they don’t promise to repair or replace things that break outside the work we perform. Plans renew on their billing cycle; you can cancel anytime by contacting us, effective at the end of the current billing period.

7. Your responsibilities

• Give us accurate information about the property and the work needed.
• Provide safe access — someone 18+ present, or documented permission to enter.
• Secure pets during the visit.
• Tell us about known hazards (for example, prior water damage or unsafe wiring).

8. Using this website

Site content — guides, prices, photos, and text — is provided for general information and may change without notice. It belongs to us; you’re welcome to link to it, but please don’t copy it wholesale, scrape it, or misuse the forms. Don’t submit false requests or other people’s personal information.

9. Disclaimers & limitation of liability

The website is provided “as is” — we work to keep it accurate but don’t promise it’s error-free. To the fullest extent permitted by Florida law, our total liability for any claim related to a service is limited to the amount you paid us for that service, and we are not liable for indirect or consequential damages. Nothing in these terms limits liability that cannot be limited by law.

10. Disputes & governing law

These terms are governed by Florida law. If something goes wrong, contact us first — most issues are fixed with one visit or one phone call. Any dispute that can’t be resolved informally will be handled in the state courts of Orange County, Florida.

11. Changes to these terms

If we change these terms, we’ll update this page and the date at the top. Continuing to use the site or our services after a change means you accept the updated terms. Written account agreements with business clients take precedence over this page where they differ.
